What is a Home Inspection?

A Home Inspection by a Professional Home Inspector is a comprehensive structural inspection which includes both the inside and outside of the home from the foundation to the roof.  You will receive a detailed report of the home's structure, mechanical systems, and general conditions that exist.

What does a Home Inspection include?

Our standard inspection report covers all the major systems and structural elements of the house.  This includes the condition of the home's heating systems, plumbing and electrical systems, roof, foundation, drainage, attic, visible insulation, walls, doors, windows and visible components.

Why hire a Home Inspector?

Buying a new home may be the biggest investment you'll ever make and although the process is very exciting it can quickly become overwhelming.  While the home you have selected may appear to be just what you're looking for, how can you be sure there aren't serious defects which can make your investment a costly one? 

Having your new home professionally inspected by Park House can save you thousands of dollars which you may be able to have the seller or builder correct.  Park House is dedicated to providing you with valuable information about your new home.  We expose unknown defects and advise you about future maintenance of your home.

Why can’t I do the Inspection myself?

We are familiar with all the systems of a home, how they work, and their need to be maintained. We also study aging systems and can identify components about to fail.  But beyond the technical expertise and experience a professional inspector brings, it is important to remember that the inspector remains an impartial third party.  If you are involved in buying a home, it may be difficult for you to remain completely unemotional about the house, and this may cloud your judgment.  Our professional inspectors will provide an objective reporting of the facts.

Should you attend the Home Inspection? 

While not necessary, it is recommended that the home buyer be present for the inspection. This allows the buyer to observe the inspector, ask questions directly, and obtain a better understanding of the condition of the home, how its systems work, and how to maintain it. The written report may be easier to understand if the buyer was present during the inspection.

I am buying a New Home.  Do I need a Home Inspection?

Yes, definitely.  New homes have different problems than older existing homes.  Most problems relate to items missed, not properly installed, maladjusted or overlooked due to today's fast paced construction schedules.  New homes usually come with a one year builder's warrantee, and the home buyer should have the house inspected prior to the lapse of this warrantee. 

It is recommended, however, that the new home be inspected before closing, since it may be easier to get the builder to make any necessary modifications before they have "moved on".  Also, a Wood Destroying Insect Inspection (Termite), Water Testing and Septic Evaluations may be required.
