Why Choose Park House OUR STAFF Park House has a full time staff and we rely on them! Our staff can answer your calls and your real-estate agent's call during normal business hours. Watch out for the company you can't get a hold of! If you can't get a hold of the inspector to schedule an appointment, how are you going to get a hold of someone at that company if you need something for your closing? OUR INSPECTORS Inspectors are the heart of any inspection company. Park House has multiple inspectors. The benefit of this are we are able to provide you the best service possible and can give multiple expert opinions. Also, Park House has a full time engineer on staff to look at your house. Years of experience, engineering degrees, a full time staff, multiple inspectors and our dedication to excellence is our winning combination. Watch out for the tradesman turned inspector! If you want a plumber to inspect you house call a plumber, if you want a Professional Home Inspector, call Park House. ASSOCIATIONS All of our inspectors are Certified Real Estate Inspectors (CRI Holders) and are in good standing with a National Home Inspection Organization. This is a very significant achievement and many Home Inspectors out there do not have a CRI! DO NOT USE ANYONE WHO DOES NOT HAVE A CURRENT CRI! Watch out for companies that over-emphasize their Associations. International Code Counsils and the like require only a bank check that clears! If these organizations impress you, spend the annual fee and you too can be an instant member. These organizations may sound impressive, but they really don't mean anything. Park House inspectors can do RADON testing to determine the RADON level in a house and can install RADON Mitigation Systems to lower the RADON. Our Inspectors are Certified / Licensed by Pennsylvania to do this. All of our equipment is calibrated annually and quality control is of the essence. Watch out for companies that conduct or charge for RADON testing that are not Pennsylvania certified. If a RADON tester cannot provide a Pennsylvania DEP RADON ID # then they are not certified for RADON testing. If they conduct RADON testing or charge you in any way for a RADON test they may be in violation of PA RADON Statures. Click Here to Verify if the Person Doing Your RADON Test is State Certified If the Testing Individual or Firm is not on the list, or if you have any doubt about that persons RADON testing credibility, call the Pennsylvania DEP and inform or inquire with them. A RADON test by or charged by an non-licensed individual may be invalid and may have serious consequences on your closing. If a RADON tester or firm is not DEP listed, or charges you in anyway for a RADON test, think twice about using such an individual and consult the PA DEP. CONFLICTS OF INTEREST Park House does not fix or repair defects that we may find in a house. This gives us a clear and unobjective view of the property. Park House Does Do RADON Mitigation. We tell you that upfront and we are very proud of that. Other companies may have an underlying relationship between the Inspection Company and the Mitigation Firm. Watch out for companies that offer to fix defects. Always ask a company if they, or any subsidiary of their company partakes in any repairs or any form of mediation or mitigation (this is especially true for Mold and RADON). These companies are out there! If any inspection company recommends or owns a Mitigation or Remediation Company, then they may have an interest in finding things wrong that may or may not be true. Some companies try to disguise this conflict of interest. If a company tries to hide their testing or mediation subsidiaries, SHOP ELSEWHERE! Always go with a Park House independent evaluation! INSPECTION COSTS Park House's fees are competitive but we are not the "low bidder" and we wouldn't want to be. WE ARE THE BEST AND OUR SERVICE AND DEDICATION PROVE THAT! We perform a quality oriented inspection rather than a time and cost limited one. In other words, you get what you pay for. Considering that you are making one of the most major investments of your life involving tens to hundreds of thousands of dollars, price shopping should be near the bottom of your agenda if you are truly a smart shopper. Watch out for Companies that making Money is their only motive! The most inexpensive price quotes out there is an indication of a newer, inexperienced company! A company that pushes to have LEAD and the Ph Level (the Acidity) of the well's drinking water tested is another sign that they are after your money. Though a good idea, this is normally not a requirement for a conventional mortgage. Inspection companies who push this are usually after your money due to the fact these tests have very high markups and have little to do with the sale of the property. Also watch out for hidden and sudden costs. Legitimate unforeseen items are one thing, but suddenly being pushed for excessive water tests or on the spot termite treatments on a house that is not yours is something to be very leery of. You will never be subjected to unsubstantiated costs from PARK HOUSE! INSPECTION REPORTS Our inspection Reports and our software are all custom. We have written our own home inspection software since we were so dissatisfied with the alternatives. With that, other companies continue to use methods that we completely rejected. These reporting methodologies are below our standards. Our reports only have relevant information about the house and all reports are house specific - There is Nothing Generic in a Park House Home Inspection Report. Watch out for Poor Inspection Reporting - Onsite Handwritten Reports and Generic Computer Generated Reports that every other company but ours use is really a poor sign of an inspection company. That tells you right away their report is just like everyone else's and they are content with that. An 'onsite report' is just what is states: "Here is your report.....Here is my Handwritten Scribble....I'm Done with You.....BYE." Watch out for filler! Companies that express how extensive their report is – 24 Pages – 48 Pages – their Reports are stuffed with filler and a cheap Home Manual. If you want a home manual, go to a bookstore, not to an inspector! There is no cheap home manual in a Park House Report, we are better than that and want better for our customers. The end result is the same, a Generic Report by one company is the same as a Generic Report by another. If your looking for something Generic, shop around and save a few dollars....if you want the Best, Park House is for you.
